Where Should You Live Near Wright-Patterson AFB?
There is no single “best” place to live near Wright-Patt.
Which community best fits your commute, budget, housing preferences and day-to-day life?
Wright-Patterson itself is spread across multiple areas, including Areas A and B. Two homes that appear similarly close to the base on a map can produce very different real-world commutes depending on where you actually work and which gate you regularly use.

| Beavercreek | Very convenient to WPAFB, with a broad mix of established neighborhoods, newer homes, condos and higher-priced properties. |
| Fairborn | Immediately adjacent to the base and often one of the first areas buyers consider when commute time is a major priority. |
| Centerville / Washington Township | Established neighborhoods, condos, newer communities and a wide range of housing options south of Dayton. The commute is longer than Beavercreek or Fairborn, so location within the area matters. |
| Bellbrook / Sugarcreek Township | Southeast of Dayton with established neighborhoods, newer construction and more rural-feeling properties in some areas. |
| Kettering | Centrally located with substantial established housing stock and convenient access to many parts of the Dayton area. |
| Springboro | Farther south of WPAFB, with many newer subdivisions and larger homes. Buyers choosing Springboro generally accept a longer commute because they prefer the community or housing. |
| Huber Heights / Riverside | Options north and west of the base that may work well depending on your work location, budget and highway access. |

On-Base Housing or Off-Base?
Wright-Patterson offers several housing and lodging resources for incoming personnel. These can include temporary lodging, unaccompanied housing, privatized family housing and assistance from the Military Housing Office.
Availability, eligibility and procedures change, so incoming personnel should confirm current information directly with Wright-Patterson.

Buying a Home With a VA Loan
Many active-duty service members and veterans moving to the Dayton area use VA financing.
A VA-backed purchase loan can allow an eligible borrower to purchase with no down payment in qualifying circumstances, but borrowers still must meet VA and lender requirements. Buyers will generally establish their eligibility and obtain a Certificate of Eligibility as part of the process.

BAH may be part of your housing budget, but we would not automatically turn your entire housing allowance into a target mortgage payment.

- Existing debt
- Cash reserves
- Future rental potential
- Likely resale considerations

Earlier than many buyers think—but that does not necessarily mean you should immediately start writing offers.

A PCS can create two real-estate decisions instead of one.
You may be deciding:

There is no universal answer.
